Property Inspections are a crucial part of caring for your property. They are a way of ensuring the property is being looked after by the tenant; and are conducted prior, during and after tenancy.
The first Property Inspection is conducted six weeks from when the tenant has moved in. All inspections are thorough, with each room being inspected including fixtures, along with the front and rear exteriors. The Ingoing Property Condition Report is cross-referenced noting any major discrepancies. Discrepancies may be such as scratches and scuff marks. The property is also thoroughly checked for cleanliness. Photographs in general are taken, and any maintenance work required is recorded and discussed with you immediately.
After the first Property Inspection at six weeks tenancy, thereafter inspections are carried out every three months. The same level of detail is taken with these inspections, again checking all rooms, fixtures and the exterior. The property is thoroughly checked for cleanliness. At the end of the lease, your Property Manager will conduct a final property inspection. Prior to the inspection, the tenant will receive a letter detailing expectations on the standard of which the property is to be in when vacated.
During this inspection, the original Ingoing Property Condition Report is cross-referenced. A thorough inspection is carried out, checking each room, all fixtures, and the exterior. Your Property Manager will check the standard of cleanliness the property has been left in, along with ensuring the property is in the same condition it is in when the tenants moved in. Please note, however, it is a legal regal requirement that reasonable wear and tear is taken into account for the period of lease time.
Your Property Manager will also organise to have a special water meter reading conducted on the property as the outstanding amount is payable by the vacating tenants.
